2010 Assessment

You have received the annual assessment for 2010. Please note that it is due in full January 1st 2010. If you find that you cannot pay all or some of the 2010 assessment it is imperative that you contact our management company, Beacon Residential Management at 713-466-1204, to work out a payment plan. Failure to pay your assessment will result in late fees, lawyer fees and the possibility of reporting the delinquency to the credit bureaus. These assessments are required to pay for the services required to keep Colony Creek Village running. This includes pool maintenance, lifeguards, sheriff contract, street lights, grounds maintenance etc.

Here are the directions for paying by credit card or e-check. Note VISA cards not accepted:

1. Go to this website http://www.mutualofomahabank.com/west/association_banking/ 

2. Click on the appropriate link at the bottom right side of the page where it says "Homeowners" Pay by e-check or pay by credit card 

3. Fill in your credit card info 

4. Fill in your property address info 

5. Fill in the Management ID Code which is 3032 

6. Fill in the Association ID which is CCVA 

7. Fill in the Association Name which is Colony Creek Village Association 

8. Fill in the Management Company name which is Beacon Residential Mgmt LLC 

8. Fill in your Association account number which can be found on your billing invoice 

9. Fill in the rest of the credit card info and hit the submit button.

Please remember that if your payment isn't posted before 02-01-10 you are delinquent and will be charged late fees.

WARNING: 2010 Census Cautions from the Better Business Bureau

Be Cautious About Giving Info to Census Workers by Susan Johnson

 

With the U.S. Census process beginning, the Better Business Bureau (BBB) advises people to be cooperative, but cautious, so as not to become a victim of fraud or identity theft.. The first phase of the 2010 U.S. Census is under way as workers have begun verifying the addresses of households across the country. Eventually, more than 140,000 U.S. Census workers will count every person in the United States and will gather information about every person living at each address including name, age, gender, race, and other relevant data.

 

The big question is - how do you tell the difference between a U.S. Census worker and a con artist? BBB offers the following advice:

** If a U.S. Census worker knocks on your door, they will have a badge, a handheld device, a Census Bureau canvas bag, and a confidentiality notice. Ask to see their identification and their badge before answering their questions.  However, you should never invite anyone you don't know into your home.

 

** Census workers are currently only knocking on doors to verify address information.  Do not give your Social Security number, credit card or banking information to anyone, even if they claim they need it for the U.S. . Census.

REMEMBER, NO MATTER WHAT THEY ASK, YOU REALLY ONLY NEED TO TELL THEM HOW MANY PEOPLE LIVE AT YOUR  ADDRESS.

 

While the Census Bureau might ask for basic financial information, such as a salary range, YOU DON'T HAVE TO ANSWER ANYTHING AT ALL ABOUT YOUR FINANCIAL SITUATION.  The Census Bureau will not ask for Social Security, bank account, or credit card numbers, nor will employees solicit donations.  Any one asking for that information is NOT with the Census Bureau.

 

AND REMEMBER, THE CENSUS BUREAU HAS DECIDED NOT TO WORK WITH ACORN ON GATHERING THIS INFORMATION.  No Acorn worker should approach you saying he/she is with the Census Bureau.

Eventually, Census workers may contact you by telephone, mail, or in person at home. However, the Census Bureau will not contact you by Email, so be on the lookout for Email scams impersonating the Census.

Never click on a link or open any attachments in an Email that  are supposedly from the U.S.. Census Bureau.

 

HOA MEETING

Your next CCVCA HOA meeting will be Thursday February 4th 2010  6:30pm to 7:15pm in the Clubhouse behind the pool. All CCVCA residents are encouraged to attend.

Meet and talk with your CCVCA Board of Directors and Todd Miller from Beacon Residential Management. Make suggestions. Ask questions. Get Involved. After all, this is your community !

Colony Creek Village has now added

to the clubhouse and surrounding area. You can now bring your laptop or other device to the park, pool area or inside the clubhouse during your event. Hours of wireless operation are 9:00am to 10:00pm daily. To access, from your wireless software, look for Colony Creek Clubhouse and enter the password clubhouse ( note: all lower case ). There is no charge for this service.

DRY RETENTION POND to FAMILY PARK

is completed. Please stop by and use your new "award winning" park. It's at the end of Colony Creek Drive at Colony Cove. It's designed to be family friendly with a meandering path with foot bridge. Landscaping with shrubs, trees and flowers have been installed. As time permits the funds to accrue there will be additions of benches and light exercise ( stretching ) apparatus scattered through out the park. Thanks to the CCVCA Board of Directors for the many, many hours devoted to make this project happen.

Pool Hours

Pool closed for the season. Opens May 1st, 2010

There will be major plumbing repairs during the off season to repair leaks improve the filtration flow and reduce power consumption.

our directory, or wish to have your teen listed in our
jobs directory (babysitting, pet-sitting, etc.),
please send me any update on your teen.

Also, if your teen has had a birthday/change of age
this is only updated at the parent's request.
Information about our teens is NOT published without
parental consent so please don't be mad if I contact
you from time to time to verify (It really is for your
child's protection and your peace of mind).

It's important for our residents to take action if you see something that isn't right. Our community has a contract with the Harris County Sheriff's department, not the constable or the Houston Police Department. If you see an emergency call 911, or a non emergency call 713-221-6000. Please call these numbers first before you call one of the board members or type to the chatter group. 

It is illegal to park a commercial vehicle over 1 ton in our community between the hours of 10pm and 6am. 

DEED RESTRICTIONS

A message from YOUR President about deed restrictions:

Greetings From Your President, Danny Woods  

                        The thoughts I wish to express, in this article have to do with Deed Restriction violations and the Boards efforts to enforce them. Why do we have deed restrictions you ask? It is the only way our subdivision can maintain its standards and keep property values high since there are no zoning ordinances in this area. When Colony Creek/Champion Woods was first developed, a set of Deed Restrictions was established for the community. It is our job as members of the Board of Directors to enforce them, which in some cases is a difficult job to do. Each type of violation, regardless of weather it is a missing fence picket or a house that need painting, must be treated in the same manner.

Have you also considered how much it cost YOU to have the Deed Restrictions enforced, as the money used by the Association is the money you pay each year in maintenance fees?

            Every other week our subdivision is inspected by an Independent contractor whose job it is to uncover new violations and monitor existing violations. The inspector does not live in the subdivision nor do they work for Spectrum Association Management Services or Colony Creek, therefore they can be completely impartial with each resident.

Some violations are minor and are very inexpensive to correct. Let’s take a single missing picket for instance. The replacement cost is approximately $1.50 on the high side. The first thing that is done is to notify the homeowner, of the violation. Cost: $.37. If the violation is not corrected, the next letter cost us $4.94, because it, as required by law, be mailed via certified mail and regular mail. If the violation continues to be ignored and a third letter is mailed, this costs us $.52. At this point you can see that if the home owner has not fixed his fence We (YOU and I) have spent enough money to replace 3 1/2 of them. If the problem persists and the Association must employ legal counsel to pursue the violation further, the costs we have to bear can run from $60.00 to $700.00. All because someone did not think it important enough to spend $1.50 to repair one missing fence picket.

            The Board of Directors faces tough choices each month when it comes to deed restriction enforcement and it is not something that we like to do, but if necessary we will do whatever is necessary to protect your property values and ensure the Colony Creek is a nice place to live.

            The solution is simple, if you receive a violation letter, please correct the violation in a timely manor. If you cannot correct the problem in the timeframe given, don’t agree that the violation exists or have other extenuating circumstances, please pick up the phone and contact Spectrum Association Management as soon as you receive the letter or you may e-mail them at twm@beaconrm.com  or click the feedback button above. If we do not hear from you we must assume that you have no interest in correcting the problem. All we ask is that you communicate with the Board your needs and we will do our best to help you solve the problem.
